Properties
Endeavour manages a large property portfolio stretching from Tugun on the Gold Coast, to Cairns in Far North Queensland, and west to Roma. Properties within this portfolio are used for various services including residential support, day support, business services and retail outlets and also includes some vacant land.
Endeavour’s Asset Management Plan includes objectives and strategies for capital investment, asset refurbishment or renewal, and maintenance. The primary aim of the plan is to reinvest in existing assets, improve the capital stock and manage Endeavour’s current asset base in a cost effective manner whilst reducing risk.
This is important as the ages of a number of Endeavour’s buildings are in excess of 26 years and require upgrading or programmed works, and in a number of cases, the current building configuration no longer reflects the required support and service delivery needs. In addition, Endeavour must comply with legislation and codes of practice relating to health and safety, and constantly changing building codes.
In the 2006-07 financial year approximately $4.9m was spent on service related capital works and another $3.9m was spent on maintenance and servicing of this vast capital infrastructure and a rolling program will ensure the continuation of upgrades and modernisation of facilities.
Government subsidies do not provide for the recurrent costs of capital and forward Capital Asset Financial Planning has also commenced.
